Lentor

 

Lentor is situated in District 26. It is a private housing estate with predominantly landed homes. It is also near nature parks and nature reserves, namely the Thomson Nature Park and Lower Pierce Reservoir Park.

84% of units at Lentor Modern are sold on the first day of launch and it shows the buying interest from homeowners and investors is very strong, buoyed by the lack of new launches in the Lentor area and attractive future development attributes.

The next project launching in Lentor Area will be Lentor Hills Residences (1H 2023) by Intrepid Investments Pte. Ltd., GuocoLand (Singapore) Pte. Ltd. and TID Residential Pte. Ltd..

CONNECTIVITY

Within the Lentor neighbourhood, most of the residential developments in the pipeline, and future development sites, are beside the Lentor MRT Station on the Thomson-East Coast Line (TEL). With TEL3 open for passenger service on 13 November 2022, it provides commuters with a quicker and more direct connection to the city centre. More than 180,000 households will be within a 10-minute walk from an existing TEL station (Woodlands North to Gardens by the Bay). They can expect travel time savings of around 40 per cent when using TEL.

In addition to convenient access to Lentor station on the Thomson-East Coast MRT Line, residents of the Lentor area will benefit from better road and highway connectivity when the North-South Corridor is completed in 2027.

In Lentor, the nearest section of the NorthSouth Corridor will run under the nearby Lentor Avenue and Ang Mo Kio Avenue 6.

Lentor Township

With Lentor Modern being the inaugural project launched in Lentor Hills Estate, it plays a critical role for the entire development of Lentor area. The integrated development is envisioned as a gateway and landmark development in the area. 

The future Hillock Park, a grassy hill that has been earmarked as the central green space and public park of the neighbourhood and the focal point for several linear parks in the vicinity. 

The neighbouring Lentor Hills Road (Parcel A), a 144,744 sq ft, 99-year leasehold site, was sold for $586.6 million ($1,060 psf ppr) to a consortium made up of Intrepid Investments Pte. Ltd., GuocoLand (Singapore) Pte. Ltd. and TID Residential Pte. Ltd., in January 2022. The site is expected to be launched in the 1H of 2023 and will be developed into a 598-unit residential development, called Lentor Hills Residences.

In September 2022, the government awarded two more Government Land Sale (GLS) sites earmarked for residential development in the Lentor area: A land parcel at Lentor Central (Parcel B) and Lentor Hills Road (Parcel B) are offered under the 1H2022 GLS programme.

The Lentor Hills Road (Parcel B), a 116,454 sq ft, 99-year leasehold site, was sold for $276.36 million ($1,130 psf ppr) to TID Residential Pte. Ltd. The site is expected to be developed into a 265-unit residential development.

The Lentor Central (Parcel B), a 144,713 sq ft, 99-year leasehold site, was sold for $481.03 million ($1,108 psf ppr) to a consortium made up of Forsea Residence Pte. Ltd., Soilbuild Group Holdings Ltd. and UED Alpha Pte. Ltd. The site is expected to be developed into a 470-unit residential development.

On 31st October 2022, URA said the residential site at Lentor Gardens is launched for sale under the confirmed list, while the residential site at Lentor Central (Parcel C) is available for application under the reserve list.

Confirmed list sites are launched according to schedule regardless of demand, while land parcels under the reserve list system will only be released for sale if they receive an offer of a minimum price that is acceptable to the government.

The Lentor Gardens site has an area of 21,866.7 square metres (sq m), with a maximum gross floor area (GFA) of 45,921 sq m, and is expected to yield about 530 housing units. The tender will close on 4th April 2023.

The Lentor Central (Parcel C) site is estimated to yield about 475 housing units across five storeys under the low-rise zone.
