Pinetree Hill is a brand new condominium development jointly developed by UOL and Singland. This 99-year leasehold site is 242,561 sq ft.

In June 2022, UOL and Singland entered into a 80:20 joint venture and submitted a bid of $671,500,800, which translates to a land rate of $1,318 psf per plot ratio (psf ppr).With the land rate of $1,318 psf ppr, the new condo project at the Pine Grove residential site could be launched at $2,490 to $2,580 psf.

The Pinetree Hill is sits on an excellent location. It is linked to major roads and expressways such as Ayer Rajah Expressway (AYE), Clementi Road and Ulu Pandan Road for easy access to various parts of Singapore. Clementi and Dover MRT stations on the East West Line are about 1km away. The future residences of Pinetree Hill will be able to enjoy the marvelous convenience.

The Pine Grove area hasn’t seen a launch in more than 10 years. This plot of land has to be the closest fight in GLS tenders ever, as the top and second-highest bids only have a difference of just $800 or 0.0001%. The close bids reflect developers’ need to quickly replenish their landbank with attractive sites, and the high interest we are expecting at the Pinetree Hill. 

According to UOL Group’s chief investment and asset officer, the site at Pine Grove will be developed into a 520-unit residential project. UOL anticipates healthy demand given its location in the established private residential enclave of Mount Sinai Rise. Popular primary schools in the vicinity include Henry Park and Pei Tong. Retail and lifestyle amenities nearby include Holland Village, The Clementi Mall and the Star Vista.
